Board of Assessors

The Rockdale County Board of Assessors has the answers to questions about property appraisal and assessment in Rockdale County. A large portion of the operating revenues needed for Rockdale County comes from the taxation of privately held property. The Rockdale County Commissioners, the Rockdale County School System, and the city of Conyers City Council set millage rates against the assessed value of property to determine the amount of taxes owed.

The administration is charged with the annual valuation of all property in Rockdale County (real estate and personal). Georgia law requires that all property be appraised at "fair market value." This is generally accepted as the value paid by the purchaser, when neither the seller nor purchaser is under any duress to buy or sell. Georgia law requires that property be assessed for tax purposes at 40% of the appraised value. This is why it is important for property owners to be aware of the value the Board of Assessors have placed on a piece of property.

Operating under the Georgia Revenue Codes, the Board of Assessors is responsible for the appraisal and assessment of all residential, commercial and personal property in Rockdale County. Property is appraised at 100% of its fair market value and assessed at 40% of that value.
